Punggol Residences launching today

HDB is launching Punggol Residences under the Build-To-Order (BTO) system today.

Punggol Residences is offering a total of 769 flats. The flat supply comprises 615 units of four room flats and 154 units of five room flats.

Situated at the junction of Punggol Walk and Punggol Fields Road, Punggol Residences is located within the future Punggol Town Centre. It is a five minute walk from Punggol MRT/LRT and the bus interchange while the Tampines Expressway is a short drive away.

Schools nearby include Edgefield Primary School and Punggol Secondary School.

Punggol Residences has enhanced architectural designs, improved facades and better landscaping.

The flats come with full finishes such as timber strip flooring for the bedrooms, ceramic floor tiles for the living and dining area, matching wall/floor tiles in the kitchen and bathrooms, as well as quality sanitary ware.

Punggol Residences will cater to buyers with the budget and preference for flats of better design and finishings.

The prices of Punggol Residences range from $264,000 to $322,000 for the 4-room flats, and from $344,000 to $409,000 for the 5-room flats. These prices are below those of similar flats in the market and are affordable to first-time flat buyers.

Including this contract, HDB has offered about 6,500 new flats in Punggol since the unveiling of the Remaking Our Heartlands (ROH) plans for Punggol in Aug 2007.

The selling prices are generally comparable to Punggol Regalia, a similar Premium BTO project next to Punggol Residences that was launched in Dec 2008.

The pricing reflects the current stabilised resale market condition, the equally prime locations of both projects and the comparable attributes of the flats offered.



More help to buy first home

On top of the market subsidy on the selling price, eligible first-timers whose average monthly household income is $5,000 or less can also apply for an Additional CPF Housing Grant (AHG) of up to $40,000.

The AHG can be used to offset the initial downpayment.

The application period for this BTO exercise is from 30 Jul 09 to 12 Aug 09.


Households interested in buying a flat in buying a flat in Punggol Spectra can submit their application online at HDB’s InfoWEB between 30 Jul 2009 (Thu) and 12 Aug 2009 (Wed). The administrative fee of $10 is payable by cashcard or credit card (Master Card / Visa). Those without Internet access can visit HDB Hub or any of HDB’s Branch Offices to submit their application via the e-Stations or Internet PCs that are available for use.

Each household can submit only one application and must indicate the flat type (i.e. 4-room or 5-room) that they are applying for.

HDB to offer 8,000 flats

It will 'calibrate supply' to meet some of the demand - but not all

THE Housing and Development Board (HDB) will offer 8,000 new flats this year, or more if the pickup is stronger, said National Development Minister Mah Bow Tan on Wednesday. He said the board is monitoring demand and will 'calibrate its supply of new flats' to meet some of that demand - but not all.

The HDB launched about 1,300 new flats in the first quarter of the year under its build-to-order (BTO) system, where units are built only when a certain level of demand is reached.

It plans to launch a further 2,400 such flats from April to September, subject to demand. The bulk of these will be in Punggol.

Last year, the HDB launched about 7,800 new flats under its BTO system.

Mr Mah, who was speaking on the sidelines of an industry event, said prices in the HDB resale market have stabilised.

Recent HDB flash estimates showed that resale prices rose 1.2 per cent in the second quarter to hit a record high after dipping 0.8 per cent in the first quarter. This surprised analysts and industry observers, who had expected prices to fall amid Singapore's worst recession.

But Mr Mah said: 'The fact is that the HDB market is a large market...with prices going up or down by 1 per cent, I would term it a stable market, not a rising market.'

He also said the HDB will continue to supply new housing units but 'we cannot be building new flats to cater to every last person who wants a new flat...because if you do that, then obviously you are over-building'.

Some of the new demand will have to be met by resale flats, which have advantages in that buyers can move in immediately and select the location of the flats, he said.

If there is increased demand, the HDB will push out more units, he added. 'In this way, we manage the demand and, at the same time, that helps to keep the HDB resale market prices stable. I think that's something all HDB flat owners will welcome.'

Free Durians in Punggol

STOMPer Isaac says some durian lovers have managed to get durians for free by waiting for them to fall from durian trees in the wooded areas around Bukit Batok or Punggol.

In an email to STOMP yesterday (Jul 2), the STOMPer said:


"It is the durian season again and typically if you are a durian lover, you would have to pay for it whether it is of the D24 variety or unnamed type.

However, some have got it for free by waiting for the durians to fall from durian trees in the wooded areas around Bukit Batok or Punggol.

If you do not have patience for nature to do its work, an excavator to rock the trees for the fruit to fall might just to the trick.

This was what I found out from a trip to Punggol this morning.

I was there to take some pictures of the durian trees and the durians before it was all gone when I chanced upon some folks who were there to pick durians.

One guy was quite upset as he related to me that some construction workers who were clearing the area in the vicinity used the excavator to knock on one of the durian trees till the fruits fell.

I talked to the foreman who was present at the area and in the small chat that followed, he said that he was tasked to clear the area where the durian trees because a huge water pipe would be laid across.

I took the opportunity to mention to him that his workers had actually vandalised the trees and that this kind of activity was not acceptable. He was apologetic and assured me that he will take care of the problem.

For readers who are interested in picking these durians free of charge, you will have to compete with other folks who actually camp overnight to wait for the sweet sound of the durians to fall through, typically in the wee hours of the morning.”
